Support & Assurance
Every system we install is covered by a published manufacturer warranty and backed by our in-house service team — not subcontracted, not passed to a third party.
Products installed by Five Eight Twelve carry two distinct warranties: the manufacturer's product warranty (frame, fabric, motor) and our own installation workmanship coverage. We act as the single point of contact for both — you don't deal with overseas factories or third-party service agents.
Each product line carries its own factory warranty. Coverage varies by brand and component — frame, fabric, motor, and controls are typically warranted separately. Typical terms range from 2 to 10+ years depending on the component, with some brands offering a limited-lifetime term on structural components.
Our installation workmanship coverage is product-specific and applies in addition to the manufacturer warranty. Retractable awning installations carry a 1-year labour warranty; fixed frame storefront awnings carry layered structural coverage of up to 10 years on the aluminum frame, with 5 years on paint, fabrication, and installation workmanship. Full terms are below.
Five Eight Twelve Contracting Inc. issues a written warranty certificate at substantial completion of every project. The terms below are reproduced from those certificates and are governed by the laws of the Province of British Columbia.
Retractable Awnings
From the date of installation. Original purchaser, original location.
Five Eight Twelve warrants that the labour associated with the installation of a retractable awning will be free from defects in workmanship for a period of one (1) year from the date of installation. We will, at our sole discretion, repair or correct any installation-related labour defects at no additional labour cost.
Fixed Frame / Storefront Awnings
10-year frame, 5-year paint, 5-year fabrication & installation.
Aluminum tube frame structure warranted against structural failure resulting from corrosion under normal environmental conditions, from the date of substantial completion.
Powder coating or marine-grade paint finishes applied by the Contractor are warranted against peeling or adhesion failure under normal atmospheric exposure. Normal fading, chalking, abrasion, and chemical damage are excluded.
Fabric and vinyl covers are covered solely under the respective manufacturer warranties. Typical coverage includes Sunbrella® fabric for 10 years and 18oz vinyl products for 5 years. The Contractor provides no additional warranty beyond the manufacturer's stated terms.
Workmanship including welding seams, structural assembly, and anchoring installation is warranted against defects materially affecting structural integrity, from the date of substantial completion.
Awnings are fabricated to meet typical wind and snow load requirements applicable within British Columbia at time of installation unless otherwise contracted. Extraordinary weather events, Acts of God, and loads exceeding design parameters are excluded.
Stamped structural engineering drawings, calculations, and municipal permits are not included unless specifically requested in writing and contracted separately. Additional fees apply.
Both warranties are governed by the laws of the Province of British Columbia and the applicable federal laws of Canada. Disputes are subject to the exclusive jurisdiction of the courts of British Columbia. Full warranty certificates are provided at project closeout.

For the following brands, warranty terms are distributed via the warranty card that ships with the product rather than published on a public web page: Markilux, Solidux, Pentagon Shutters, Weinor, Llaza, Corradi, Vanguard, Cornell Cookson.
We provide a copy of the manufacturer's authoritative warranty document at install. If you'd like to see the exact terms for one of these brands before purchase, contact us and we'll supply the current warranty card.
Stobag's warranty extension from 2 to 5 years on finished products is free, but requires the end customer to register the product online at stobag.com within 90 days of installation. Without registration, coverage defaults to the 2-year base term.
We include the registration link and instructions in your project closeout documentation so it's straightforward to complete. Motors and controls carry a 5-year term as standard — no registration required.
Several manufacturer warranties are tied to the original purchaser and original installation location. Phantom Screens, KE Outdoor Design, and ShadeFX are all non-transferable to a new homeowner if the property is sold. If resale is a consideration, talk to us about options before specifying.
Somfy and Gaposa both extend their motor warranties to the authorized dealer, not directly to the end consumer. In practice this means we handle all motor warranty claims on your behalf — you don't contact Somfy or Gaposa directly.
Sunbrella's 10-year limited warranty includes labour reimbursement of up to $65 per linear yard during years 1-5 — one of the strongest fabric guarantees in the industry. This is worth flagging specifically because few competitors offer a labour component.
Stamped structural engineering drawings, calculations, and municipal permits are not included in our standard fixed frame storefront awning installations unless specifically requested in writing and contracted separately. Additional fees apply. If your project requires permits or stamped engineering, let us know early so it can be scoped properly.
We manage the entire claim process so you don't have to deal with the manufacturer directly.
Email us at projects@fiveeighttwelve.com with the project name or address, the affected product, photographs of the issue, and proof of the substantial completion / installation date. Written submission with photographs is required under the warranty terms.
Five Eight Twelve reserves the right to inspect the installation prior to approving repairs or replacements. Motor, sensor, and control issues can often be diagnosed remotely first — this avoids unnecessary site visits and speeds up parts ordering.
Where covered under manufacturer warranty we order replacement parts directly and handle the paperwork. For installation-related issues we schedule a service visit. Liability is limited to repair or replacement; incidental and consequential damages are excluded.
Service work is performed by our own installers or an authorised representative. On completion we verify operation end-to-end and leave documentation covering the work performed and any parts replaced.
Most warranty claims we see are avoidable. A retractable awning left extended through a winter storm, a roll shutter operated when the track is jammed with debris, or a motor flooded because the drip loop wasn't inspected — none of these are covered, but all are preventable with light annual maintenance.
We offer annual maintenance programs for shade and security systems across the Lower Mainland and Vancouver Island. A typical visit includes fabric and seam inspection, mechanism lubrication, sensor calibration, firmware updates on smart controls, and a written report on current condition. Clients on an annual plan see noticeably fewer warranty claims and longer product life overall.
